Stage 1: Design & Estimate (1–3 Days)

After your free on-site visit, we typically turn around a written estimate within one business day. Once you approve the design and materials, we move straight into permit prep.

Stage 2: Permitting (1–3 Weeks)

Whether your project falls under the City of Live Oak or the Suwannee County Building Department, plan review generally takes one to three weeks depending on the office's current submission volume. Riverfront or flood-zone properties near the Suwannee River can add a few extra days for additional review. We handle the entire permit application so you don't have to.

Stage 3: Material Ordering & Scheduling

Pressure-treated pine is usually stocked locally and ready quickly. Premium composite lines like certain Trex colors can carry longer manufacturer lead times, so we confirm availability up front and build it into your schedule rather than surprising you later.

Stage 4: Construction

  • 200–400 sq ft standard deck: 1–2 weeks
  • Larger or multi-level deck: 3–4 weeks
  • Screened or covered addition: add 1–2 weeks depending on complexity

Framing and footings go in first, followed by a required inspection, then decking, railings, stairs, and any screen or roof structure.
